LICENSING REQUIREMENTS

Anyone who takes part in real estate transactions in New Jersey for another person for a fee, commission, or other valuable consideration must have a real estate license.  The licensing regulations were created to protect the general public for unscrupulous brokers and salespersons.

The West Windsor School of Real Estate provides the required training for both sales associate and broker/instructor candidates.

The applicant for a Salesperson’s license must:

  • Be 18 years of age or older
  • Prove a high school education or its equivalent
  • Furnish evidence of good moral character
  • Successfully complete a 75-hour prelicensing course
  • Disclose his/her social security number
  • Provide documentation of citizenship or legal residence in the US
  • Pass a state examination
  • Be sponsored by a licensed real estate broker

Salesperson Licensing Procedure
  1. Successfully complete the required 75-hour prelicense course.
  2. The school will notify the testing provider that the applicant has completed the course successfully.
  3. Take and pass the state licensing examination and receive the Score Report.
  4. Submit the Score Report, signed by the sponsoring broker, to the Real Estate Commission.
  5. Submit a completed form allowing the Commission to request a criminal history check, along with a certified check for $160, payable to the State Treasure of New Jersey.
  6. Complete a fingerprinting process and consent to a criminal history record check.

The applicant for a Broker’s license must:

  • Be 18 years of age or older
  • Prove the equivalent of a high school education
  • Furnish evidence of good moral character
  • Have served three-years full-time as a licensed salesperson
  • Successfully complete 150-hours of study; 90-hours general broker pre-licensing course, a 30-hour pre-licensing course on broker ethics, and a 30-hour pre-licensing course on office management
  • Disclose his/her social security number
  • Provide documentation of citizenship or legal residence in the US
  • Pass a state examination
